Portal Leads (Direct)

Portal leads are enquiries from buyers and tenants browsing the public portal at propertylist.es who are asking about your listing. They come straight to you.

What they cost

Nothing. Portal leads are free: the enquiry arrives with the contact details already visible, and you do not spend credits to open one. You do not need to buy or unlock anything to see who enquired or to reply.

This is how portal leads work today. We expect to move them to a pay-per-lead model in the future, and we will tell you before that changes. Leads from other agents and enquiries from your MicroSite stay free permanently.

Where they arrive

Every portal lead lands in the PORTAL LEADS tab in your account.
A new lead shows a number badge on the tab and stays bold until someone opens it.
The lead is converted into a contact automatically, and linked to the property that was enquired about, so the history sits in one place.
Admins can assign a lead to a specific staff member for follow-up.

Respond quickly - this one matters

If the agent holding the listing does not respond to a platform-generated lead within 3 business days, we may pass that enquiry to agents with a similar or duplicate listing. That rule exists to protect the buyer, who is waiting for an answer, and it is set out in our Terms & Conditions. In practice, replying the same day is what wins the instruction.

How to get more of them

Optimise your listings - clear headline, honest description, and good photographs do most of the work.
Feature a property on the portal to put it at the top of the results buyers actually see.
Keep prices and availability current. A stale listing generates enquiries you cannot convert.
