What happens while you are out at a viewing

These are not settings you have to remember to switch on. They are what the pipelines do.

  1. A lead arrives and is acknowledged straight away by email and WhatsApp, while you get a push notification.
  2. A follow-up plan is written for you as tasks: day 0, day 1, day 3, day 7, mixing calls, WhatsApp and email.
  3. You qualify the lead, and it moves itself onto the right pipeline with the client’s property alert already set from what they told you.
  4. A listing goes quiet, and the board raises a price-review task on whatever interval you set.
  5. A tenancy approaches its end date, moves to Renewal Pending, and asks the tenant and the landlord the right question at the right time.
  6. A long-term rent is due its annual review, so the permitted new rent is calculated and the notice to the tenant is drafted.

The part almost nobody does

Every agency knows it should stay in touch with past clients. Almost none of them do it past the first month, because there is always a live deal that matters more today.

Nurture keeps them without you. Birthdays, the anniversary of the day they signed, an honest note on what their home is worth now. When one of them clicks a valuation link or opens the same email three times in a week, the automated emails stop and you get told to call, with the reason attached.

A lead that goes quiet in March often buys in October, usually from whoever stayed in touch.

You can watch it before you pay for it

Without the subscription the Nurture board still fills up. Every closed deal still lands on it, the details are still collected, and a counter tells you what the month would have sent.

Email is the part that can be automated. Calls and WhatsApp are the parts that close. So the automation sends what it can send, then tells you the handful of things only you can do, in order of what is most likely to earn.

The list is capped at around ten actions a day, on purpose. A short queue you finish beats a complete one you learn to ignore. Each card calls or opens WhatsApp with the message already written, and one tap logs how it went.

Other agents never cost you a credit

Agents from other agencies enquire on your listings all day, which is the point of a shared network. Every incoming lead is checked against the register of agents on the network, by email, by phone and by agency domain.

A match is tagged in red, never charged a credit, and left out of every automated email, so a homeowner valuation never lands in a co-broker's inbox. If we get it wrong, one click removes the tag, and your correction stays on your account rather than following that person around the network.

One credit balance covers all of it, the same one you use for featuring a listing or pulling a report. Credits you buy do not expire.

What does it actually cost?

The Leads, Sellers and Property pipelines are free with no limit. A buyer lead costs 5 credits, charged only when you choose to move that contact into the Buyer pipeline. Qualifying costs nothing, and an unqualified enquiry never costs anything. Two subscriptions cover the parts that run on their own: the Rentals Module at 50 credits per 30 days, free for the first 30 days, and Automation and Nurture at 20 credits a month. Everything comes out of the same credit balance you already use for featuring and reports.

Do I have to set any of this up?

No. All six pipelines are configured for you, and your existing contacts and properties are placed on the right one from day one. New leads land in New Lead, new listings land in Active Listing. You can edit the stages on Buyers and Property. Leads and Sellers are fixed so the reporting stays comparable across agencies.

Will it email my clients without me knowing?

It will send, and you will always be able to see exactly what. Every contact has a timeline showing what has gone out and what is scheduled next, and you can view, edit or skip any of it. Marketing consent is recorded per contact, unsubscribes are honoured, and no contact receives more than one email a week however many sequences they are in. You can also switch nurture off for one person, or for one type of email, if you know something the system does not.

What happens when another agent enquires on my listing?

It is detected automatically, tagged in red, and it never costs you a credit. It is also excluded from every automated email, so we are not sending a homeowner valuation to a co-broker. The tag is a warning rather than a deletion, with one click to remove it if we get it wrong.

What if I do not take the Automation subscription?

The Nurture board still fills up. Every closed deal still puts the contact on it and the data is still collected, but nothing sends, and a counter shows you what would have gone out that month. If you subscribe later, the machine starts already loaded rather than from nothing.
