When will Instant Documents arrive?
It is in build now and will roll out to PropertyList agents first, in stages: document creation first, then signatures, then the full compliance file. Agents already on the platform will be first in the queue.
Are electronic signatures legally valid in Spain?
Yes. Simple electronic signatures are valid in Spain for the private documents agents prepare - listing agreements, reservations, rental contracts and the rest. Every signature will carry a full evidence pack: timestamps, signer identity, document hash and an audit certificate on the PDF. Documents that require a notary, like the final deed, are deliberately out of scope - Instant Documents prepares the notary pack and checklist instead.
How do bilingual documents work?
Clause by clause, side by side - the legal language of the country on the left (Spanish here in Spain), and the language of your client on the right: English, German, Dutch, Swedish and more - perfectly aligned so both parties read the same agreement together. For documents created in Spain the Spanish version prevails, and the document says so. Translations come from professionally drafted template pairs, not machine translation of legal wording.
Does my client need a PropertyList account to sign?
No. Signers receive a secure link and sign in the browser on any phone, tablet or computer - nothing to install, no account, no printing, no scanning. Or hand them your phone and they sign on the spot.
What about my legal obligations as an agent?
Built in. Estate agents in Spain have client identification duties on sales, and Instant Documents will build the due-diligence file for you: ID capture and extraction, beneficial ownership, source of funds and PEP declarations, kept for the statutory retention period.
