Community Guidelines
The standards every agent agrees to on PropertyList: accurate listings, fair collaboration, honest marketing, respectful community conduct, and how to report a problem.
PropertyList works because agents trust each other. These guidelines keep the platform fair, accurate and useful for everyone - agents, agencies, and the buyers and renters who rely on our listings. By using PropertyList you agree to follow them.
1. Keep your listings real and accurate
- Only list properties you are genuinely instructed to market.
- Keep the details accurate - price, location, size, photos and description should reflect the real property.
- No duplicate listings for the same property.
- Remove or update a listing as soon as it is sold, let or withdrawn.
- Never invent or exaggerate prices, features or availability.
2. Collaborate in good faith
The MLS only works if agents share fairly.
- Honour any collaboration terms and commission splits you agree with another agent.
- Respect the relationship between another agent and their client - do not go around them or poach their client.
- Respond to genuine enquiries and viewing requests promptly and professionally.
3. Market honestly
- Be truthful in every listing, message and advert.
- Do not use misleading prices, fake urgency, or claims you cannot back up.
- Follow the Spanish advertising and consumer rules that apply to property.
4. Be a good member of the community
This applies to our WhatsApp groups, forums and any shared space.
- Share real listings and genuine client requests. No spam, floods or repeated self-promotion.
- Stay on topic and keep it professional.
- Treat every member with respect. No harassment, discrimination or abuse of any kind.
5. Protect client and agent data
- Handle personal data lawfully and in line with GDPR - see our data protection guidance.
- Do not scrape, copy or misuse other agents' listings or contacts.
- Only contact people who expect to hear from you.
6. Report a problem
If you see a fake listing, a scam, or an agent breaking these guidelines, tell us. Reports are confidential.
What happens if the guidelines are broken
We would rather help than penalise, so a first issue usually means a friendly heads-up. Serious or repeated breaches can lead to a listing being removed, losing access to community groups, or an account being suspended, and can affect Verified Agency status. These guidelines sit alongside our Terms and Conditions.
