How to use CoAgent
Start CoAgent on WhatsApp in three steps, see what you can ask, what it costs, and how your data is handled.
CoAgent is your PropertyList CRM on WhatsApp. It's an AI assistant: send a message, a voice note or a photo, and it helps you check listings, check your diary and write up a viewing.
Start in 3 steps
- Be a registered PropertyList agent.
- Add your WhatsApp number in the CRM: Staff, your name, Edit, Phone, at agents.propertylist.es/staff.
- Message +1 585 496 9911 and just say hi. CoAgent replies and shows you what it can do.
After a viewing
Send a voice note describing what happened. CoAgent writes up a note on the client's file, updates their requirement if it changed, and adds a follow-up task. Ask what matches and it searches the shared MLS. Nothing is saved until you reply YES.
Things you can ask
Type it or send a voice note. No commands to learn.
In the car
- "Where is my next viewing?" - the address and the client's phone number first.
- "What have I got tomorrow?" - your whole day, in order.
- "What is Marta Ruiz's number?" - her phone and email.
- "Brief me on the Bergs" - where they are up to and the last thing that happened.
With a client beside you
- "What have we got in Marbella, three beds, up to two million?" - listings from the shared MLS with prices and links.
- "Tell me about PL22234" - price, bedrooms, size, location and the link.
- "Which is the best value, PL5001, PL5002 or PL5003?" - ranked against similar homes for sale nearby, with the price per square metre.
- "How many apartments are for sale in San Pedro?" - the real number on the market and the best matches.
- "Is PL22234 still available?" - if it belongs to another agency, CoAgent asks them for you through the MLS when you reply YES.
After the viewing
- "Add a note to Marta: she wants to see it again Saturday" - saved to her file when you reply YES.
- "Marta has made an offer" - her card moves to the right stage on your pipeline when you reply YES.
- "Add Maria Lopez 6XX XXX XXX [email protected]", or share a contact card - added to your CRM when you reply YES, without making a duplicate.
- A photo of a client's ID - the name, surnames and date of birth are added as a contact when you reply YES. The document number and the photo are never kept.
Winning the listing
- "Let's list a property" - CoAgent tells you what to send.
- Photos of a new listing, then the details typed or as a voice note - it writes the title, description and features when you reply YES. Reply PUBLISH to send it to review.
- A photo of a Se Vende sign - reply YES and the owner is saved as a contact with a follow-up to call them.
- "What is Nueva Andalucía worth?" - the middle asking price and the range on the market there.
- "What is PL22234 worth?" - a figure from notary-recorded sales in that town, with a link to the public proof.
- "BROCHURE PL22234" - a brochure with your branding, as a web page and a PDF. It tells you the price in credits first.
New leads
- "What are my latest leads?" - your five newest, with who enquired, about which listing and when.
- "REPLY" - an email to your newest lead in their own language, sent from you when you reply YES.
Commands

Writing in Spanish? The commands are SÍ, PUBLICAR, INFORME, FOLLETO, RESPONDER and SUSCRIBIR.
Reply languages
CoAgent replies in English, Spanish, German, French, Portuguese, Bulgarian or Greek, and copes if you switch language mid-message.
What it costs
- Now until 22 September 2026 - free for every registered agent.
- First 10 agents to message CoAgent - free and unlimited until 1 November 2026.
- After 22 September 2026 - 20 free messages a month. YES never counts.
- CoAgent Unlimited - 50 credits a month per agent. Reply SUBSCRIBE or use Billing.
- More than 3 agents? - ask about a package.
- Brochures and market reports (the first report is free) - cost credits, same price as in the CRM. CoAgent states the price first and waits for YES.
Your data
CoAgent works only through the WhatsApp number you message. It is not connected to your own WhatsApp account or your phone calls. Voice notes are transcribed, then the audio is discarded - only the text is kept, on the client's file. It reads your CRM and the shared MLS to answer you, changes your CRM only when you reply YES, and never messages your clients itself; it gives you a reply to send yourself. If something goes wrong
- CoAgent doesn't recognise my number? - It still replies, with links to register and to add your number. Message again once that's done.
- Something wasn't saved? - Nothing is written until you reply YES. If you didn't, nothing changed.
