AI Assistant App Terms

The terms for using PropertyList inside ChatGPT, Claude or another AI assistant: signing in, what the assistant can do in your CRM, charges, your data, and how to disconnect.

Effective date: 7 October 2026

These terms apply when you use PropertyList inside an AI assistant, such as ChatGPT or Claude (the "AI Assistant App"). The AI Assistant App is provided by PropertyList, the operator of PropertyList.es, Calle Ancla 1, 29670 Marbella (Málaga), Spain, email [email protected]. These terms apply in addition to the Terms and Conditions, the API Terms of Use and the Privacy Policy. Where they conflict, the Terms and Conditions prevail.

1. What the app is

The AI Assistant App connects your assistant to the PropertyList MCP server at https://mcp.propertylist.es/mcp, using the Model Context Protocol. A description for people is at propertylist.es/mcp. Through it, your assistant can search Spanish and Portuguese property listings, report area market figures and, if you sign in, work with your own agency's CRM.

2. With or without an account

  • Without signing in. The assistant can use the public tools only: published listings and market data. No account is needed and no CRM data is available.
  • Signed in to your PropertyList account. To connect, you sign in to PropertyList from your assistant and approve the access it asks for (OAuth). If you approve CRM access, the assistant works with your own agency's CRM with your own permissions: it can see and change only what you can see and change in the CRM yourself. If you approve public access only, it can use the public tools only. Your PropertyList password is never shared with the assistant.

Only registered Members can connect a CRM, and only with their agency's authorisation, as set out in the Terms and Conditions.

3. What the assistant can do in your CRM

With CRM access, the assistant can read your listings, contacts, leads, pipeline and notes, and can act for you when you ask it to: create contacts, log notes, start draft listings, move pipeline stages, qualify leads, assign listings, change a listing's status, schedule viewings, send listings to a contact and send enquiries to a listing agency.

A change to something already in your CRM, and anything sent to one of your contacts, is first shown to you as a preview in the chat, and is made only when you confirm it there. If you do not confirm, nothing is changed or sent. A new contact, a note, a draft listing or an enquiry you ask for is added when you ask for it, without a separate confirmation, and you can edit or delete it in the CRM. The assistant never publishes a listing: publishing happens only in the CRM.

You are responsible for what you ask the assistant to do and for what you confirm, as if you had done it in the CRM yourself.

4. AI answers can be wrong

Answers are written by your assistant's AI model from the data our tools return, and they can be incomplete, out of date or wrong. Market figures, area statistics and price estimates are indicators only. They are not a formal or regulated valuation, appraisal or tasación, and nothing the assistant says is professional, financial, legal, tax or investment advice. Check anything important in PropertyList itself, and with a qualified professional, before you rely on it.

5. Allowance and charges

Searches with the AI property matcher are free up to 200 every 30 days for each agency. After that, they cost 1 credit for every 10 searches, taken from the agency's credit balance. Any other paid feature used through the app is charged as published in PropertyList.

6. Your data

When you use the app, the data the assistant reads or writes for you, which can include your clients' personal data, is sent to the assistant's provider (for example OpenAI for ChatGPT, or Anthropic for Claude) so that it can answer you. The provider is not our processor: it handles that data under its own terms and privacy policy. You are responsible for being able to share your clients' data lawfully with the assistant you choose. PropertyList's servers are hosted by DigitalOcean, LLC in London, United Kingdom, with backups at Contabo GmbH in Lauterbourg, France. The Privacy Policy explains the rest.

7. Disconnecting

You can disconnect at any time in the CRM: My Settings > Linked AI apps > Remove. This revokes the app's access at once: every access and refresh token it holds stops working and its next request is refused. Removing PropertyList in your assistant's own settings stops the assistant using it, but only Remove in the CRM ends the access on our side.

After you disconnect, anything the assistant created or changed in your CRM stays there as part of your CRM data, and you can edit or delete it as usual. Changes you never confirmed are not made. Our log of the tool calls the app made (which tool, when, and whether it succeeded) is kept for 90 days for security and billing, then deleted. Your agency's credit history stays in your account. Data the assistant's provider has already received stays with that provider under its own terms; ask the provider if you want it deleted.

8. Suspension

We may suspend or end the app's access for abuse, security risk, excessive load, or breach of these terms, the Terms and Conditions or the API Terms of Use.

9. Changes, law and contact

We may update these terms. The current version is always published at this address, with its effective date. These terms are governed by the laws of Spain, and disputes are resolved as set out in the Terms and Conditions. Questions: [email protected].
