API Terms of Use

The terms that apply to the PropertyList Market Data API at mcp.propertylist.es, including the free public tier. Research and discovery are allowed; populating a website or feed with listings is not.

1. Who these terms apply to

These terms apply to everyone who calls the PropertyList Market Data API, published at mcp.propertylist.es, whether on the free public tier or with an issued key, and whether or not you hold an account with PropertyList.es. Calling the API is acceptance of these terms. If you do not accept them, do not call the API.

If you are a Member of PropertyList.es, these terms apply in addition to the PropertyList.es Terms and Conditions. Where the two conflict, the Terms and Conditions prevail.

2. What the API is for

The API exists so that people and software, including AI assistants, can research and answer questions about the Spanish and Portuguese property market: what is available, what areas cost, how prices are moving, and which properties match a described requirement.

It is a research and discovery interface. It is not a content feed and it is not a syndication channel.

3. What you may do

  • Query the API to answer a question, run an analysis, or produce research.
  • Show individual results to an end user in response to their request, with attribution and a link to the listing.
  • Cache responses for up to 24 hours for performance.
  • Build applications, assistants and internal tools that call the API live.

4. What you may not do

  • Populate, publish or display property listings on any website, application, feed, portal or marketplace, whether your own or a third party’s. Listings are published through the PropertyList Website API or an XML Feed subscription, not through this interface.
  • Carry out bulk extraction or systematic copying of listings, or retain a persistent copy, index, embedding store or derived database of listing data.
  • Build, populate or improve a competing database, portal or listings product.
  • Re-sell, re-syndicate, sublicense or otherwise make the data available to third parties as data.
  • Extract, store, enrich or use agent names, telephone numbers, email addresses or other personal data for marketing, prospecting, lead generation or contact databases.
  • Remove, obscure or replace attribution, or present the data as your own.
  • Circumvent rate limits, quotas, authentication or any other technical control, including by rotating IP addresses or keys.
  • Use the API to train, fine-tune or evaluate a machine learning model on listing content without a separate written licence. Answering a user’s question at query time is permitted; retaining the content to train on is not.

5. Attribution

Anywhere API results are shown to an end user, credit PropertyList visibly and link back. Where an individual listing is identified, link to that listing on propertylist.es or on the listing agency’s marketing website.

6. Rate limits and fair use

The public tier is rate limited per IP address. Keys carry their own limits and quotas, published on the API site and subject to change. We monitor usage, and may throttle, suspend or block access where usage threatens platform stability, appears automated at a scale inconsistent with these terms, or looks like extraction rather than use.

7. Keys, allowances and billing

Keys are personal to the person or application they are issued to, must be kept confidential, and may not be shared, resold or transferred. Compromised or misused keys may be revoked without notice. Where a key carries a free monthly allowance, usage beyond it is billed as published at the time of use.

8. Listing owners’ rights

Listings belong to the members who publish them. A member may ask for their listings to be excluded from these interfaces by contacting MLS Support, and we will honour that request. You must not attempt to obtain excluded listings by other means.

9. Accuracy

Market data, area statistics, price-per-square-metre figures and Price Oracle values are estimates and indicators only. They are not a formal or regulated valuation, appraisal or tasación, and they are not professional, financial, legal or investment advice. Listing information originates from members and is not warranted by PropertyList.es. You are responsible for anything you publish or decide on the basis of it.

10. Availability and changes

The API may be versioned, changed, deprecated or withdrawn. We will make reasonable efforts to announce breaking changes in advance. No uptime guarantee applies.

11. Suspension and termination

We may suspend or terminate access immediately for abuse, security risk, excessive load, failure to attribute, or breach of these terms. Unauthorised extraction is treated as a security incident and may lead to legal action.

12. Changes to these terms

We may update these terms. The current version is always published at this address, with its effective date. Continued use after a change is acceptance of the updated terms.

13. Governing law

These terms are governed by the laws of Spain. Disputes are resolved as set out in the Jurisdiction and Dispute Resolution clause of the PropertyList.es Terms and Conditions.
