Filtering is Key: Mastering Your Search
In a shared network, finding what you need quickly helps you work efficiently. Our filtering tools are engineered to help you cut through the clutter and locate the exact property your active buyer demands.
PropertyList updates results instantly as you adjust your parameters.
There is no need to constantly reload pages or click submit buttons - just add your desired criteria and watch the perfect properties dynamically appear.
Core Search Tools
Location or Reference Number Search: Begin your workflow by entering a specific location (such as a city, neighbourhood, or area code) or directly inputting a property reference number into the main search bar.
Smart Keyword Search: Use Smart Keyword Search to find specific terms within property descriptions.
Refine with Advanced Filters
Narrow options using specific metrics:
- Price Range: Set minimum and maximum limits to find properties strictly within your client's budget.
- Bedrooms: Specify the exact spatial requirements, including bedrooms and bathrooms.
- Property Type: Narrow your search to specific asset classes like apartments, studios, villas, or commercial spaces.
- Date Added: Select this option to exclusively view the latest mandates uploaded recently.
- Property Status: Filter active properties versus Offline inventory (Sold or Off-market properties).
- Property Features: Use the checklist to select amenities, such as a Private Pool, Beach Front location, or Close to Schools.
- Size: Define the required square metres (m2) for the interior build, terraces, and total plot.
- Car Spaces: Specify the desired number of parking spaces.
Combining filters
For example, you can search for "apartments" in "Marbella" with a price range of "€500,000 - €700,000", requiring "3+ bedrooms", a "Covered Terrace", and a "Beach Front" location. This refines your results and reduces time spent when co-broking.
Strategic Pro Tips
- Use Smart Keyword Search: Use precise, niche terms. Search for specific finishes like 'terracotta tiles' and 'double glazing', specific designers/architects, or unique building materials to refine your results even further.
- Target Amenities: Include specific local amenities or nearby landmarks to target results based on the listing agent's property description.
- Experiment with Filters: Test different combinations to find the workflow that suits your agency's needs.
- Save Your Searches: PropertyList allows you to save your frequently used searches for instant access later. (See our upcoming section to learn how to automate this process).
