Private listings: sell discreetly, keep your direct leads

Most listings want maximum exposure. Some do not. A high-profile owner who does not want their home circulating. An off-market exclusive you want to work with your own buyer list first. A mandate where discretion is part of the deal.

For those, PropertyList now has private listings.

What a private listing does

Mark a property as "Do not share with other agents" and it is hidden from other agencies in the MLS, kept off every other agency's microsite and website, and removed from all XML export feeds. But here is the part that matters: it stays live on the public portal and in your own account. Direct buyers still find it, and every lead comes straight to you.

It is discretion without going dark. (If you want it off the public portal too, the separate Take Offline action does that.)

How it works

In My Listings, tick the checkbox on any property cards - or Select all - then open Bulk actions and choose Do not share with other agents. A confirmation shows exactly how many free slots you are using and whether any credits will be charged, before you commit. You can re-enable sharing from each property at any time, which also frees the slot.

What it costs

Your first 5 live private listings are free. After that, each additional private listing is 5 credits (about 5 euros). No subscription, no surprises - the confirmation dialog always shows the charge first.

When private makes sense

• Discreet sellers - keep a high-profile property out of circulation while still catching direct buyers.
• Off-market and pocket listings - work an exclusive quietly before opening it to the network.
• Direct-only strategy - keep portal exposure and direct leads while opting out of co-brokerage on a specific property.
