How to share listings with other estate agencies in Spain

WhatsApp groups
Sharing in a WhatsApp group is fast: post the photos and the price, and within minutes the group has seen it. The problem is there's no search. Nobody can filter by area, price or bedroom count; they can only scroll back through the chat until they find it, if they find it. There's also no clear record of who posted what or when, and without rules the group fills up with the same listing posted over and over. PropertyList's WhatsApp groups cap it at five properties a day and the same property once a week, for exactly this reason.
XML feeds between agencies
Two agencies can connect their XML feeds directly: each one receives the other's stock inside its own system, with no group and no portal involved. It works well once it's set up, but setting it up is the hard part. You need a developer to configure it, or a CRM that already handles XML feeds out of the box. Without one of those, there's no way to connect the two systems.
An MLS
This is different from portals like Idealista or Fotocasa, where you list to reach buyers, not to share with other agencies. An MLS puts every agency in the same place, with a real search: filter by price, area, property type. The terms of each listing (whether it's shared, with whom, what commission) are part of the listing itself, so nobody negotiates them fresh every time another agency wants to sell it. Sharing on an MLS is not handing over the instruction: the listing stays yours and you set the terms. What costs money and what doesn't
Listing on PropertyList's MLS is free. Sharing your listing with other registered agencies is free too, with no limit. The public portal at propertylist.es is free. Every agency gets its own MicroSite, free. The core of the CRM is free. None of this carries a subscription.
Importing your XML feed into PropertyList is free, and sending your feed out to other portals is free too. Credits come in when you switch on extras: featuring a listing, extending the CRM with more modules, or publishing to your own website. One credit costs around one euro, from about EUR 0.80 to EUR 1 plus IVA depending on the pack you buy.
New agencies are reviewed within 24 hours before they're let in. They're called registered agencies: PropertyList checks that they have a website or social media showing real properties, not an official licence or registry.
Frequently asked questions
Can I share a listing with just one agency?
Not on the MLS: a listing published there is visible to every registered agency. If you want to share with only one, use WhatsApp or send an XML feed straight to that agency.
Who decides the commission?
The agent who lists the property decides. The commission is set in the listing's own terms, not negotiated separately with every agency that shares it.
Do I need to switch CRM?
No. You can connect your current CRM through an XML feed, or use PropertyList's free CRM alongside the tools you already use. There's no forced switch.
