Private Listings: Controlling Your Exclusive Mandates


PropertyList is built on the foundation of an inclusive marketplace. By default, uploading your portfolio to our Smart MLS is completely free because it fuels a powerful, collaborative network of property professionals.
However, we understand that real estate is a nuanced business. Certain high-value assets, off-market deals, or highly exclusive mandates require strict discretion. For these strategic scenarios, we offer the Private Listings premium feature.

The "Stealth Mode" Advantage

While shared listings remain free forever, you can optionally pay using your Pay-As-You-Go credits to deploy our Smart CRM software without sharing your data with the broader agent network.
This allows you to leverage our advanced digital infrastructure - such as generating a branded MicroSite and utilising automated pipelines - while keeping total control over who sees your premium inventory.

When you upgrade a property to a Private Listing, you can select between two strategic privacy tiers:
  1. Total Privacy (Internal CRM Only) The property is completely hidden from both the collaborative MLS agent network and the public portal. It exists solely within your agency's private CRM workspace. You can still generate a Branded MicroSite link to share directly and privately with your vetted VIP buyers via email or WhatsApp, ensuring the listing never enters the public domain.
  2. Public Portal Only (Direct Buyer Access) You can choose to hide the property from the internal MLS network (preventing other agents from seeing or co-broking the property), while still displaying it directly to active buyers on the PropertyList public portal. This strategy protects your exclusive mandate from competitors while still capturing direct public leads. (Note: Opening direct leads from the public portal is part of our premium feature set).

Why We Charge for Privacy


PropertyList operates differently from legacy portals. We do not charge you a monthly subscription just to host your data. Our core tools are free because a shared MLS benefits the entire grid.

Because our free ecosystem relies on data transparency, using the infrastructure as a closed "walled garden" is treated as a premium, value-added service. By using credits to protect your exclusive mandates, you maintain your competitive advantage without the heavy financial burden of paying for a completely separate, expensive CRM software. You only pay for privacy when the mandate actually demands it.
