Property portals and MLS in Spain: what each one does

A portal advertises a property to buyers; an MLS shares it with other agencies. Idealista, Fotocasa and Habitaclia are portals: they help a buyer find the property. An MLS connects agencies to each other so they can collaborate on the sale. Most agencies use both at the same time.

What a portal does

A portal such as Idealista, Fotocasa or Habitaclia shows the property to someone looking for a home. The agency publishes the listing, with photos and price, and the portal makes sure it turns up in a buyer's or tenant's search. The buyer reaches the agency directly through the portal.

What an MLS does

An MLS shares the property with other agencies, not with the public. The agency that lists the property puts it on the MLS once, and collaborating agencies can then offer it to their own clients, usually splitting the commission if one of them brings the buyer. When agencies use each one

Most agencies use an MLS and one or more portals at the same time. The MLS reaches other agencies and their client lists. The portal reaches the public directly. They do different jobs, and neither replaces the other.
