Is this a valuation?

No. A formal valuation (tasacion) in Spain can only be produced by a licensed valuation company under Orden ECO/805/2003, usually for a mortgage. This is an indicative market guide built from real transaction data, to help you understand roughly where your property sits before you speak to anyone.

Where do the numbers come from?

Registered sale prices from the Spanish notarial register, published through our Price Oracle, plus live asking prices from the PropertyList network. Most portals can only show you asking prices, which is what sellers hope for rather than what buyers paid.

Why is the registered price lower than what I see advertised?

Because asking prices are a starting position. The gap between the two is the single most useful number a seller can know before setting a price, and it is why a property priced off portal listings alone often sits on the market.

Do I have to speak to an estate agent?

No. The guide is free and automatic, and you get the fuller written breakdown by email whether or not you want anything else. Being contacted by a local registered agent is a separate box you tick only if you want it.
