Listing a Property: Step-by-Step Workflow

As an estate agent, you can upload unlimited listings to the Smart MLS with no upfront cost and no monthly subscription. Photos beyond the first 25 cost 1 credit each and an uploaded video costs 5 credits, both charged at publish, though a YouTube-link video tour stays free. If a listing already had more than 25 photos before this change, it keeps every one of them free.

Phase 1: Accessing the Listing Module

The PropertyList infrastructure is designed to be fully desktop and mobile-friendly, allowing you to deploy new listings from the office or directly from your smartphone while out in the field.

Sign In: Access your PropertyList account and navigate to the main MLS dashboard.

Initiate: Select the "LIST PROPERTY" tab to begin the upload process. (Strategic Tip: Ensure your company and staff accounts are properly configured if you wish to assign a specific team member to manage the mandate.)

Phase 2: Data Entry

The visibility of your property on the MLS is heavily influenced by the quality and depth of your data.

Core Details: Input the exact location, property type, and orientation.

Strategic Descriptions: Provide highly detailed property descriptions. The internal Smart Search algorithm scans these descriptions, so detailed descriptions will make your listing easier to find by co-broking agents.

Features: Accurately select all relevant amenities - such as a private pool, sea views, or ducted central A/C - to ensure your property appears in advanced filtered searches.

Phase 3: High-Quality Media

Visual Assets: Upload high-resolution photographs of the property. Higher image quality increases your listing's priority.

Virtual Tours: Add a direct link to the property's video tour to provide an immersive experience for potential buyers.

Phase 4: Pricing and Co-Broking Terms

Financial Details: Enter the sale or rental price, along with associated costs such as IBI, Basura (trash collection), and community fees.

Commission Structure: Clearly insert the commission percentage or split you are offering to the co-broking agent. Transparent commission structures are essential for frictionless collaboration within the network.

Phase 5: Publishing and Strategic Distribution

Once your property details, media, and pricing are verified, publish the listing to the shared MLS.

Instant Sharing: Upon publishing, your property becomes available to the entire active network.

MicroSite Generation: The system will automatically generate a free, branded MicroSite - a dedicated URL link featuring your property and a built-in lead capture form. You can instantly share this link across your social media channels or directly with clients to capture valuable direct leads.

Pro-Tip: Maintain Data Integrity

To maintain a clean and efficient marketplace, PropertyList monitors for duplicate properties. Always ensure you hold the correct legal documentation, such as a signed listing agreement and proof of ownership, before uploading an exclusive mandate to the platform.
